Lake Country Lake Home Market Update: What Year-to-Date Sales Tell Us

Through this point in the year, 34 lake homes have sold in Lake Country compared to 51 during the same period last year. That's roughly a one-third decrease in the number of sales.

At first glance, that may seem concerning, but there is more to the story.

The average sales price has actually increased from approximately $2.07 million last year to just over $2.10 million this year. The median sales price has also risen from about $1.98 million to approximately $2.09 million.

In other words, fewer homes are changing hands, but values have remained remarkably strong.

The biggest factor isn't a lack of buyers. It's a lack of inventory.

Many homeowners with desirable lake properties simply aren't selling. Those who purchased several years ago often have extremely favorable mortgage rates and have little incentive to move. At the same time, waterfront property is inherently limited. Once someone owns a great lake home, they often keep it for many years.

As a result, buyers are competing for a much smaller selection of available homes.

Buyers Are More Selective

They expect updated homes, quality construction, and pricing that reflects current market conditions. Homes that are well prepared, professionally marketed, and priced correctly continue to receive strong attention.

Properties that require significant updating or are priced ahead of the market typically take longer to sell.
